Rental Property with sales option in 12 – 18 months
With the US foreclosure rate at a high, the rental market is creeping up the latter as being one of the best investment areas in Real Estate today for long term investments. Purchasing a home at today's market low to rent is a great monthly income for any investor.
What we do is purchase the home for as little as possible, rehab the home (if needed) then rent the home monthly for 12 – 18 months collecting thousands of dollars in rent, which we then pay out 40% of all rent monies collected to the investor each month. Once the home has been rented for 12 – 18 months, we then sell the home for fair market value and the investor gets 25% of the sale price.
Remember this home has been totally rehabbed and was purchased at a market low. Rehabbing homes in low to mid level areas increases property value and stability in local communities. Helping the economy by rising rent and property values in the neighborhoods.
Say we purchased a home for 41,000 on a quick sale and the market value of the home is 110k but it needed 14k worth of rehab work inside and out. Once the rehab work is completed in normally 4 – 6 weeks the home is placed on the market for rent at 975.00 per month. You as the investor would make (40%) of the rent collected which would be 390.00 per month into your pocket. That’s over 7k in 18 months, plus you would get 25% of the final high market sale price (almost 20k) of the property when sold. You made over 27,000 on the investment.
House Flipping
We search for homes in that we can purchase for 1/25 - 1/2 of the low market value and homes facing foreclosure are also great investments in this market.
We then Rehab the home (if needed) Rehabbing a home in a low - mid level income area helps increase the market value which helps the economy and raises the profit margin for the investor at the time of sale.
We then sell the home for higher market value. Selling the home in 2 - 3 months for an affordable market price gives the community security in property value and gives the investor a more profitable investment in the end.
Say we purchased a home for 43,000 on a quick sale and the market value of the home is 120k but it needed 15k worth of rehab work inside and out. Once the rehab work is completed in normally 4 – 6 weeks the home is placed on the market for 126k. You as the investor would make (25%) of the sale which would be 15,958.00.
Prior to the property being put onto the market the home will be staged by our staging crew. Houses that are staged prior to sale sell faster and for a higher market value increasing the profit and turnaround time.
Vacation Rentals
Purchasing vacation rental homes is a great way to make some extra cash.
More and more families and business travelers are renting vacation homes these days. When renting a vacation home the travelers enjoy privacy, resort style amenities (pool/Jacuzzi), safety, luxury, and all the comforts of home plus some.
Vacation home rentals are typically cheap enough to be more attractive to travelers than traditional travel accommodations such as hotels, but high enough to bring in more than enough cash to pay the bills, while still turning a major profit for investors.
Because vacation home rent for travelers are higher than long-term rents paid by conventional tenants, you'll need to only rent your property about 11 weeks each year to pay the bills. Giving you up to 41 more weeks to make a profit. Our investors receive 50% of all rent monies collected from vacation houses.
Say we purchased a home for 120,000 on a quick sale and the market value of the home is 240k. Let’s say the home rents for 322 nights a year at 120 – 160 per night. That is over 42k in rent collected. The yearly payout on the property including utilities is almost 10k. That is a profit of 32k which you as the investor would get 50% of all rent monies collected. Your average income from the property is over 16k per year.
